The Challenge
At the height of the COVID-19 pandemic, Need It Now Delivers urgently needed a large-scale terminal in Memphis with significant trailer parking capacity—fast. Speed-to-market was critical, and options in the region were extremely limited, especially those with existing infrastructure in place.

SEI Properties already owned a nearly 10-acre site at 185 W McLemore, but a portion of the property was under lease. Instead of letting that stop progress, we took action—working quickly to negotiate a relocation with the current tenant while preparing the site for a full-scale redevelopment to meet NIN’s specifications.
The Solution
Within a compressed timeline, SEI executed over $2.5 million in capital improvements, including terminal upgrades, enhanced trailer parking, and key site enhancements to support NIN’s fast-paced distribution operations. Our ability to manage tenant turnover, construction, and lease-up simultaneously was key to delivering results on schedule.
