The Challenge
Site One (formerly John Deere Landscapes) needed a strategically located facility in Northeast Memphis that combined warehouse functionality with ample outdoor storage—an increasingly rare combination in an infill submarket. Their criteria: 10,000–15,000 SF, strong visibility, and space for exterior operations.

SEI sourced a special-use retail property on a 2.84-acre parcel that others had overlooked due to zoning and functional limitations. We saw potential beyond its past life—and designed a path forward to fully repurpose the site.
The Solution
Through targeted redevelopment, we converted the former retail site into a 17,336 SF facility with custom outdoor storage components, site improvements, and logistics access tailored to Site One’s needs. Our ability to creatively align the property’s structure and layout with the tenant’s operational goals made this project possible.
The Result
Site One not only opened successfully—but expanded operations on the same site in 2023 through SEI’s IOS platform. This ongoing relationship is a prime example of how we deliver flexible, future-focused solutions that grow with our partners.
