The Challenge
The U.S. Department of Veterans Affairs had issued multiple RFPs in search of a site for a new Resource Center in the Memphis market. Time was of the essence, and the agency needed a development partner who could deliver a high-quality, LEED-certified facility under tight timelines—and during the logistical challenges of a global pandemic.
SEI’s Approach
Within just 48 hours of learning about the project, SEI identified a viable location: a 112,000 SF warehouse ready for a bold transformation. Rather than chasing a new build, we proposed a creative redevelopment plan that aligned with both the VA’s sustainability goals and the urgency of their mission.
The Solution
SEI led the adaptive reuse of the warehouse into a 40,000 SF LEED-certified office building tailored to the VA’s functional and environmental requirements. Our team navigated entitlement, design, construction, and government coordination—all while mitigating pandemic-era disruptions to labor and materials.
The Result
The new Veterans Resource Center was delivered ahead of schedule and on budget, despite significant external obstacles. This project reflects SEI’s commitment to community-driven redevelopment, precision execution, and doing meaningful work that serves those who have served our country.
